What We Do
Our role
A Fast House Sale buys residential property in the Las Vegas valley directly from owners, frequently older homeowners preparing for assisted living, a relative's household or a smaller place. We act as a principal purchaser.
What we are not
We are not a brokerage, we do not list homes for sale, and nobody on our team serves as your agent, attorney, accountant, financial planner or benefits counselor. The material on this site is general background and should never be relied on as legal, tax, Medicaid or estate-planning guidance.
Offers and Consultations
Conversations are not commitments
Calls, visits and messages are informational. Any figure or timeline discussed aloud is preliminary and binds neither side.
Written offers
An offer counts only when it is delivered in writing. It may depend on conditions such as title review, HOA approvals, the validity of a power of attorney or trust, and confirmation of liens. We may decline to make or may withdraw an offer before a contract is signed.
Purchase Agreements
A sale exists only after both the seller, or a person with legal authority to act for the seller, and A Fast House Sale sign a written purchase agreement. That signed contract controls price, closing date, contingencies, items left on the property and every other condition, and it overrides anything stated on this website. We strongly urge sellers to have an attorney or trusted advisor read the agreement before signing.
Payment and Closing
How funds are handled
Purchase money travels exclusively through an independent, state-licensed escrow or title firm. Escrow handles payoffs of mortgages, reverse mortgages and liens and disburses what remains according to the signed agreement and closing statement. We will never ask a seller or relative to send us money to obtain an offer or complete a purchase. Any closing date depends on title's ability to clear the property and confirm signing authority.
No Warranty
Laws, benefit programs and title practices change, and a page written today can fall behind tomorrow. All content is supplied as it stands, without promises of any kind, express or implied, including fitness for a particular purpose or accuracy. Statements about Nevada law, reverse mortgages, HOA rules or benefits are summaries only; verify them with a qualified professional.
Limitation of Liability
Where Nevada permits such limits, neither A Fast House Sale nor its owners or staff will answer for lost profits, missed opportunities or other indirect, incidental or special harm that follows from visiting these pages or acting on what they say. This limit does not alter obligations created by a signed purchase agreement, and it does not exclude liability that cannot legally be waived.
Acceptable Use
Please use the site honestly. Do not submit another person's information without authority, impersonate an owner or agent, send spam or harmful code, scrape content in bulk, or attempt to disrupt our systems. We may block access for anyone who misuses the site.
Intellectual Property

Governing Law
The State of Nevada supplies the law that interprets these terms, whatever another jurisdiction's choice-of-law rules might suggest. A disagreement about the site is to be heard by a state or federal court located in Clark County, Nevada, and you consent to their jurisdiction. Disputes about a specific purchase follow the resolution terms in that signed agreement.

This page will be edited occasionally. Whenever that happens we refresh the date shown in the opening section, and visiting the site once an edit is posted means you accept the edited wording.
