Downsizing From a Desert Shores Home

Desert Shores was laid out around private lakes in northwest Las Vegas, and many people who bought in its early years are now ready for something smaller or closer to help.

Four lakes and a founder's family

Private dock on a calm residential lake in northwest Las Vegas

Building in Desert Shores started in the late 1980s and largely wrapped up by the end of the 1990s. The neighborhood sits inside the City of Las Vegas around Lake Mead Boulevard and Buffalo Drive, next door to Summerlin but not part of it. Its four man-made lakes, Jacqueline, Sarah, Maddison, and Lindsey, are reserved for residents and their guests, and local accounts say each was named for a granddaughter of the community's founder. Lake Jacqueline is the largest.

Waterfront, water view, and inner streets

Homes range from shoreline houses with docks to tract homes a few blocks from the water. Unlike a 55-plus village, the stock mixes one-story and two-story plans, and a staircase is often what prompts an owner to start thinking about a move.

How associations layer here

The Desert Shores Community Association maintains the lakes, the beach club, and shared landscaping. Some gated enclaves, Mariner Cove among them, may add a neighborhood association on top of that, which means a second set of resale documents at closing. If you are unsure how many associations a parent's home belongs to, the deed and recent statements usually answer it, and the title company will confirm.

Docks, boats, and shoreline upkeep

On lakefront lots a dock or seawall may come up during a sale. Let us know early if there is a boat, a lift, or a past repair along the water; we will ask the association what stays with the property and what has to be removed. None of it needs fixing before you sell to us.

Finishes from another decade

Plenty of houses here still have original cabinets, carpet, and tile from the years they were built. That is normal, and we expect it.

Talk It Over Before Anything Is Decided

Send the address and a few words about the move. A local person reads every note, phones you back, and answers questions for you and for anyone in the family you would like on the call.

Why Desert Shores owners start planning a move

Staircase lined with framed family photos in a two-story home

Climbing stairs every night

When the bedrooms are upstairs, a knee or hip problem can change everything quickly. Our page on moving from a large house into a smaller one walks through sorting, timing, and lining up the next place before the sale closes.

Moving nearer a daughter or son

Some owners decide to share a home with family, here in the valley or out of state. The guide to settling into a relative's household covers what to bring, what to store, and how to set a closing date that fits.

A reverse mortgage on a long-held home

A home equity conversion mortgage generally comes due once the borrower permanently leaves the house, and servicers set their own notice timelines. The notes on paying off a reverse mortgage after moving out explain the usual steps, with a reminder to confirm details with the servicer or a HUD-approved counselor.

Neighbors on either side

Across the valley to the north, Sun City Aliante's age-restricted streets appeal to owners who want single-level living. A short drive south, the Lake Sahara community known as The Lakes is the valley's other notable lakeside neighborhood. Our full list of neighborhoods we serve covers the rest.

When you sell to us, the lake house or inner-street home goes as it is today: cash at closing, nothing to patch or clean, no commission to an agent, and a date picked around your own move. Worries we hear often are answered in our questions page for older sellers and their families.

Owners who raised children here sometimes feel they owe the house one more round of fresh paint before letting go. You do not. The memories stay with the family, and the paint, carpet, and dock boards become our project once the sale is done.

Things Families Often Wonder

Will a lakefront home in Desert Shores need inspections of the dock first?

No. Because we purchase lakefront homes in their current condition, the seller never has to arrange a dock inspection or work through a repair list. We may ask the community association a few questions about shoreline maintenance and what transfers with the lot, but that work falls on our side. If you have past repair records, they are helpful to share, not required.

Is Desert Shores part of Summerlin?

No. Desert Shores sits right beside Summerlin in the City of Las Vegas, but it is a separate community with its own association. Homeowners here do not pay into Summerlin's associations. That matters mostly for paperwork: at closing, the title company will request statements only from the Desert Shores association and any smaller neighborhood association the home belongs to.

Can I stay in the house a little while after closing?

Sometimes, yes. Because you pick the closing date, most sellers simply set it after they have moved. If you need a short stay afterward while family helps with the last of the packing, tell us early so the arrangement can be written into the agreement. Hurrying an older owner out the door is never part of how we work.
