What A Fast House Sale is

A Fast House Sale is a direct home buyer working in the Las Vegas valley. We purchase houses for cash, in their current condition, from older homeowners who are ready to move on and from the families helping them do it. Our name speaks to speed, but in practice the pace is set by the seller. Some owners want to close quickly because a care community is holding an apartment; others want months to say goodbye to a house they have lived in for decades. Both are welcome. What matters most to us is that the owner understands each step, feels respected throughout, and ends the process confident that the decision was their own.

A direct buyer, not a listing agent

We do not list homes or represent buyers. When we make an offer, we are the purchaser, and the sale closes through an independent Nevada title company. Because there is no listing, no agent's cut comes out of the transaction, and there is no open house and no line of strangers touring through a parent's bedroom. The page describing each step of a direct purchase shows how that plays out.

Focused on later-life moves

Our attention is on living homeowners facing a transition: assisted living, memory care, moving in with relatives or trading a large house for something more manageable. The full range is collected on our guide to later-life moves and home sales.

How we try to treat people

Patience over pressure

A parent may need to tell the story behind every room before talking about price. That is time well spent. We do not use expiring offers or high-pressure follow-up, and we would rather lose a purchase than rush someone who is not ready.

Plain language, in writing

Offers, timelines and what may be left in the house are written down so the owner and every relative can read the same words. If something is unclear, we explain it until it is not.

Advisors are welcome

We regularly suggest that families bring in an elder-law attorney, accountant or financial advisor before signing. Their review protects the seller, and it protects the sale too. If a professional recommends a change to the timeline or the terms, we would rather hear it before signing than discover a problem in escrow.

Belongings handled with care

Sorting a home is emotional work. Our page about a house that still holds a lifetime of keepsakes reflects how we approach it: slowly, and with the family deciding what stays and what goes.

Talk It Over Before Anything Is Decided

Send the address and a few words about the move. A local person reads every note, phones you back, and answers questions for you and for anyone in the family you would like on the call.

If speaking is easier than writing, press the red TALK TO ALEX button and you will reach us by phone.

Ready when you are

Sharing details does not commit you or your family to anything.

What we will not claim, and where we work

You will not see testimonials, review counts, awards or sales totals on this site. We would rather show you how we work and let you judge for yourself. The claims we stand behind are simple: we pay cash, we take the longtime home in its current state, no agent's cut is taken from the family's proceeds, the owner sets the day of closing, and we are local to Nevada.

Across the Las Vegas valley

We buy in Las Vegas, North Las Vegas, Henderson, Boulder City and the unincorporated communities of Clark County, from the lakeside streets of Desert Shores in the northwest to the rest of the neighborhoods where we buy homes from older owners. Questions before reaching out are often answered on our seller question page, and when you are ready, the contact form for owners and families reaches us directly.

Questions Families Usually Ask Us First

Adult children often call before their parent does, and that is welcome. We are glad to talk with both of you, together or separately, and we never press anyone to decide on the first call.

Can we take our time?

Yes. A move to assisted living or to family follows its own calendar, and the sale can be set around it. Many families start by asking questions months ahead, then return when the move date is firm. The steps are laid out on our page about how the sale unfolds.

Things Families Often Wonder

Are you real estate agents?

No. We buy directly, meaning we purchase the longtime home ourselves rather than listing it for sale or representing other buyers. If listing the home with an agent would serve your family better, we will say so, and you remain free to pursue that path at any time before you sign an agreement with us.

Do you only work with seniors?

Our focus is older homeowners and the relatives supporting them, because later-life moves bring their own questions about signing authority, care timelines and belongings. We are glad to talk with anyone selling a Las Vegas valley home, but the information on this site is written with those families in mind.

Why do you not show reviews?

Because we would rather not show anything we cannot stand behind on this page. Instead of testimonials, we explain our process openly, put every offer in writing and encourage families to have an attorney or advisor review it. That gives you a way to evaluate us based on how we actually behave.
